Position Description:

The successful applicant will be responsible for tenant and vendor relations in the Commercial and Industrial Division of TAG under the guidance of the Vice President of Property Management. A primary responsibility of the Assistant Property Manager is to guide the tenant through the move-in process to ensure a smooth and satisfactory transition. On the opposite side of the spectrum, the Assistant Property Manager also assists with the tenant move-out process to ensure both the tenant and TAG are left with positive relationships.

Tasks include but are not limited to:

  • Assisting with, monitoring, tracking, and coordinating tenant work orders
  • Assist with tour prep for prospective tenants
  • Code invoices per property and coordinate with Accounting for payment and reports
  • Assist with and attend company events as needed
  • Negotiate and secure bids for services and make recommendations of awards
  • Coordinate annual inspections
  • Terminate and replace vendors/services if necessary
  • Coordinate annual insurance inspections with tenants
  • Coordinate and review monthly expense reports
  • Monitor utility reimbursement by tenants
  • Assist with annual CAM reconciliations and statements
  • Inspect tenant premises when required
  • Monitor vacant space
  • Assist with monitoring monthly rent payments
  • Issue invoices to tenants as required

Requirements:

  • Advanced oral and written communication skills
  • Working knowledge of Microsoft Office (Work, Excel, PowerPoint) a must, Adobe Photoshop helpful
  • Demonstrated problem-solving abilities
  • Ability to effectively interface and communicate with all levels of internal and external staff/clients from construction workers to upper level management, administrators
  • Previous experience in commercial property management helpful, but not required
  • Must have valid driver’s license and own reliable transportation. Ability to travel in and around Champaign/Urbana during normal business hours
  • Willingness to occasionally handle after hours service and emergency calls
